Features of a country mortgage in 2024

Recently, Russian citizens have the opportunity to obtain a mortgage not only for apartments and private houses, but also for dachas. Previously, such a loan was not available in Russian banks, and many were forced to take out loans at high interest rates or postpone the purchase of a dacha indefinitely.

In recent years, the number of housing loans issued by banks for the purchase of suburban real estate has increased significantly, and, thanks to the demand for such objects, more and more mortgage programs have begun to appear in banks for the purchase of ready-made private houses or their construction, including on preferential terms with the state support. And recently, such a loan can be obtained for the purchase or construction of a summer house located in SNT, whereas previously lands of such purpose were not subject to the terms of the mortgage in general.

In 2024, a mortgage for a dacha can be issued under the following conditions.

  • A down payment of 20% is required.

  • You can use maternity capital to purchase a dacha. Previously, maternity capital could only be spent on the purchase or construction of a house on individual housing construction lands (the purpose is individual housing construction), but since 2020, Russians have the opportunity to use maternity capital funds to purchase or build a house in an SNT (garden non-profit partnership).

  • If a house is purchased using maternal capital, then it is mandatory to allocate shares to children or a share to one child.

  • The purchased country house must have residential status, that is, be suitable for permanent year-round residence, so that you can register in it - the object must be capital, have a foundation, and be equipped with all the necessary communications. Load-bearing walls and roofs must be made of certain materials, and the same requirements apply to engineering systems.

  • It is mandatory to include the house in the EGRN (Unified State Register of Real Estate).

  • A country house must be a separate building, and not an extension to another building, and consist of rooms, some of which must be intended for domestic needs - a kitchen, a bathroom.

  • The house must be no more than 20 meters high and have no more than three floors.

  • The dacha plot of land must have a purpose - gardening; the purpose of the land for gardening will not fit the terms of the mortgage.

  • Ownership must be registered for both the house and the land plot itself separately.

  • If a house is purchased from an individual, then its age should be no more than 5 years, if from a legal entity - no more than 3 years.

Preferential mortgage at 3% for a dacha

Today, citizens have the opportunity to purchase or build a house on a summer cottage under the “Rural Mortgage” program with state support. The basic conditions are identical to those that we have already listed above, but the main distinguishing requirement is that the SNT site must be located in territories that are considered rural.

Is it possible to build a house with a mortgage at a reduced rate?

Yes.Today, some banks participating in the state support program offer mortgages for the construction of a country house. At the same time, you can build under several preferential mortgage programs at once:

  • rural mortgage,
  • preferential mortgage,
  • family mortgage,
  • mortgage for IT specialists.

It should be separately noted that in 2024, in Sberbank (license of the Central Bank of the Russian Federation No. 1481) and DOM.RF Bank (license of the Central Bank of the Russian Federation No. 2312) you can take out a mortgage not only for building a house with the help of contractors, but also on your own (self-employed).

When purchasing a summer house with a mortgage, the first step for the borrower will be to choose a bank that provides such loans - not all financial institutions provide loans for the purchase and construction of country houses. Moreover, even in those organizations where such a mortgage is available, the conditions and requirements may differ, for example, by category of land, foundation, material of load-bearing walls, etc. Also, the amount of the down payment differs depending on the conditions of a particular bank, in the case of a country mortgage The range of the down payment amount is from 20 to 50% of the cost of the property. In addition, some credit institutions may require a guarantor, and in some cases, collateral.
